Commercial Real Estate: The Role of Global Listed Real Estate Equities in a Strategic Asset Allocation

Commercial real estate equity has become an increasingly popular and accessible asset class for investment in the United States over the last 10 years, due in large part to the proliferation and success of real estate investment trusts (REITs). Today, REITs and similar securitized products are becoming more available across the globe. In particular, the transparent tax treatment of REITs gives investors access to the same cash flow characteristics that previously were only available to direct commercial real estate equity investors.
